Castlewick attract high quality tenants as we vet every application and obtain references regarding their suitability. We are a member of the Tenancy Deposit Scheme who is an independent body who will adjudicate in the event of any dispute. All new tenants where we hold the deposit is covered by this scheme.
» Surveyors Ombudsman Service
On the rare occasion you have a complaint and you are unhappy with the way we have dealt with it we are a member of the Surveyors Ombudsman Service for the resolution of any consumer complaints that are not satisfactorily resolved between the parties to be referred to the independent Ombudsman. For unresolved business to business complaints there are provisions for the matters to be referred to mediation or arbitration as appropriate.

At Castlewick we ensure that we attract the right tenant. Every tenant or guarantor goes through a vigorous vetting procedure including credit searches and references from previous landlords and employers.
» Property Management and Maintenance
We take care of properties for landlords allowing them to relax knowing that we do all the work for them. When first let the property is visited and an inventory made of all furniture and the condition of the property. Each property is visited regularly at three month intervals ensuring that the property is being looked after. If anything should go wrong with the property we have a list of approved highly skilled trades people. We always check with you that work can be carried out once a price has been decided.

Rents are paid quickly a month in advance by standing order and a monthly invoice shows clearly all income and expenditure. These can be emailed or sent by post.

Through our specialist insurer The Deposit Protection Service we can arrange for various levels of protection, from a policy to cover your legal costs in the event of a dispute with the tenant, to rent guarantee schemes that will cover your legal costs and loss of rent should the tenant default.

The income from letting a property in the UK is subject to UK tax and we advise all our landlords to talk to a tax advisor. We can of course put you in touch with a tax specialist and if you are residing overseas there are special tax considerations to consider which we can advise you about.

You are responsible for insuring the building and contents at the property you are letting and you must let them know that you are letting it as it might affect your claim. Castlewick can put you in touch with insurers who are very competitive.
