Tenants - The Rental Process

When renting a property there are several points to consider.

 

» Stage 1: Consider the Basics

These can be divided into four - budget, area, type and transport links. Decide on your budget and work out what you can afford. Remember you need to factor in council tax, gas and electric. Sometimes these are inclusive of rent so will in fact be cheaper.

Decide where you want to live. Do you want to live near your work, town centre or leafy neighbourhood. It is good to investigate the area by walking round at weekends and an evening. What type of property do you want? Do you want a flat or house? How many bedrooms? Do you want to live near transport links?

» Stage 3: Viewings

Once you know what your after it's time to start looking. When you find something you like we can arrange a viewing at a time convenient to you.

» Stage 4: Agreeing the Let

Once you've decided on a particular home and you've decided to go ahead we will contact the landlord. We will check your references and do credit checks. Assuming there's no problem and the landlord is happy, you then pay the deposit normally equivalent to a months rent and a months rent in advance.

» Stage 5: Sign the Tenancy Agreement

We deal with all the paperwork and provide a tenancy agreement for you and your landlord to sign which is legally binding. It will mention about duration of the tenancy, rent, your responsibilities, your rights and the landlords responsibilities.

» Stage 6: Move In

When all the paperwork is done and the advance rental and rental deposit paid we'll arrange for you to pick up the keys. You will then be able to move to your new move.
